Last week’s surprise snowstorm, which left 3 million people without power from Maryland through Maine, is just the beginning of what the Farmers’ Almanac is predicting to be an unusually cold and stormy winter.

That could mean many days without power. So if you haven’t already bought a portable generator, now’s the time to purchase one at your local home center. And if you own a generator, gas it up, because you never know when the next snow dump will knock out electricity.

Also, investigate whether a whole house generator is right for your home. They can be pricey — on average $14,700 — but going a week or more without electricity costs you, too.

Finally, don’t forget to make a home emergency preparedness kit with everything from water and food to flashlights and cash.

The right tools and pre-winter maintenance will ensure that your home and your family are safe and from cold-weather threats.

Home Winterization Prepare Your Home For Cold WeatherHome owners in cold-weather climates, such as the Northeast, Midwest, and mountain areas, face icy conditions, blizzards, and other cold-weather storms. Beyond requiring a quick trip to the convenience store for milk and bread, snow, ice, freezing rain, and extreme cold can threaten your home’s structure and your safety. Therefore, it’s important to take measures and invest in the resources you’ll need to deal effectively with winter’s challenges before it gets into full swing.

First, understand the threats

Blizzards. Storms with heavy winds and large amounts of snow accumulation can cause roof or other structural damage and leave you isolated.

Ice storms and ice dams. Ice storms coat structures, trees, power lines, cars, roads—and virtually everything else—with ice. As the ice melts, large chunks can fall and cause injury to anyone below. When ice melts during the day and then re-freezes at night, ice dams, which block water from flowing in the gutter, may form. This condition can force water back under the roof line and cause leaks.

Sleet or freezing rain. Combinations of snow and freezing rain may cause slippery conditions and coat roads, sidewalks, and driveways with ice when temperatures drop.

Protect yourself

The Federal Emergency Management Agency recommends that home owners have shovels on hand, as well as melting agents, such as rock salt. Some of the new, more environmentally friendly deicers include calcium magnesium acetate and sand to improve traction. Be sure to stock up early in the season, as these agents tend to be in short supply during periods before a well-publicized storm.

FEMA also advises you have enough fuel to maintain heat in your home, as well as a backup heating source: firewood if the home has a working fireplace, or a generator to power heaters in case of power failure. However, use caution as these can represent fire hazards when not used correctly. Be sure to follow directions explicitly and keep a fire extinguisher. Some generators and fireplaces also require proper ventilation, according to the Institute for Business and Home Safety, so follow directions carefully and keep them away from curtains or other flammable items.

Stock up on extra blankets, warm clothing, and enough food and water to sustain your family in case of a few days of isolation. And a transistor radio with fresh batteries can help keep you updated on news and information in case of a power outage.

Protect your home

Before winter, there are some precautions you can take to protect your home from the ravages of cold weather storms:

Winterize your home. Check shutters, siding, and other exterior materials to ensure they’re secure, says retired contractor and home improvement expert and writer John Wilder of Jacksonville, Fla. High winds, ice, and moisture from winter storms can easily strip off such outside elements if they’re loose.

Be sure that gutters are clear of debris and that walkways are even and don’t represent tripping hazards that can be exacerbated with snow or ice. Caulk drafty windows and apply weather stripping to doors—both inexpensive strategies that can keep heat in your home. Air sealing can help you save about $350 in energy costs or one-third of your average annual heating and cooling costs. The average annual home energy bill is about $2,200, according to Energy Star, of which about $1,000 represents heating and cooling. An assortment of air sealing materials and tools, including silicone foam, caulk, aluminum flashing for flues, and additional insulation, will run roughly $100-$350.

Watch your roof. Consider roof heating cables to prevent ice dams on roofs and in gutters, Wilder recommends. They emit a low level of electric-powered heat and prevent ice from blocking gutters and downspouts. These cables can also help melt snow as it falls and help prevent it from accumulating on your roof, where its weight may cause damage.

The cable costs approximately $50-$100 for a 65 to 100 ft. package and can be purchased online or at home improvement retailers. Well-ventilated attics, which release warm air and melt ice, can reduce the risk of ice dams as well, according to the Institute.

Winterize pipes. Be sure your pipes, especially those exposed or in unheated areas like crawl spaces, are wrapped in insulation to prevent freezing and bursting. Also, learn where your water shut-off valves are so you can turn off the water supply in case of a leak. Six feet of insulation can cost anywhere from $7 to $17; it’s available at most home improvement stores. 

Trim tree branches. Branches that overhang roofs or areas where you park your car—or which are simply overgrown—represent a risk to structures, vehicles, and people. Keep trees trimmed and remove those that are weak or sickly to prevent them from falling on or near your home. Tree trimming and removal pricing varies greatly, and you may have additional restrictions if you live in an historic community or if the trees are close to power lines.

Check with your municipality about any regulations and contact your local Chamber of Commerce, municipal offices, or contractor rating sites like MerchantCircle.com or AngiesList.com to get the names of reputable pros. Tree trimming and removal can be dangerous, so don’t attempt it on your own unless you’re experienced.

By keeping your home in good repair and stocking up on the supplies you’ll need before the rush for rock salt and shovels begins, you’ll be as ready as possible to tough out the storm.

Fall Landscaping: How to Prepare Your Yard for Winter

Fall landscaping preparations ready your yard for a long winter and glorious spring.

Fall landscaping chores are your last chance to prepare your property for winter, and to protect that curb appeal you’ve worked so hard to create. So pull on some gloves, grab your tools, and get ready to mulch, prune, and plant before snow and frozen ground turn the lights out on your landscaping.

Spread mulch

“Fall mulching is better for the plants than spring mulching,” says Dan Taft, owner of The Cutting Edge in Chantilly, Va. “It helps protect roots from frost and helps retain moisture during a cold and dry winter.”

Spread 2 to 3 inches of fresh mulch around shrubs and trees. Taft warns home owners to avoid using free mulch from municipal piles, which often contain disease spores; instead, buy hardwood shredded mulch from home and garden centers, he says.

“Cheap, dump mulch mainly is made from trees that have died from disease,” Taft says. “Many diseases will linger in the mulch, like leaf spot and pine bark borers. You don’t want ground-up diseased plants around your landscaping.”

Remove the dead and dying

Fall isn’t the time to prune, because that encourages growth when healthy plants should remain dormant. But don’t shelve your shears and loppers yet. Fall is the time to neaten your landscaping before putting it to bed for the winter.

“If you remove dead landscaping in fall, you don’t have to look at it all winter,” Taft says.

  • Remove dead annuals.
  • Deadhead spent blooms, and cut back dead and desiccated ornamental grasses and perennials.
  • Lightly prune dead and dying branches from shrubs and trees. Carefully remove dried blossoms from hydrangea, but don’t remove dead-looking stalks, where new buds will form in spring.
  • After the first frost, cut back tea roses to about a third of their height.

Wrap delicate shrubs

Heavy snow, ice, and high winds can dry and split your delicate and pricey shrubs. To protect your landscaping from the winter elements:

  • Hide small plants under overturned plastic pots or buckets.
  • Wrap shrubs, such as boxwoods, in burlap.
  • Surround vulnerable trees with shredded leaves.

Take advantage of fall sales

Early fall until the ground freezes is a good time to plant trees and shrubs. Not only do cooler weather and autumn rain put less stress on young landscaping plants, nurseries often have sales to empty their shelves before winter.

“They need to sell every plant by Dec. 1,” Taft says. “Nurseries generally pay a third of the price that you’re paying. So don’t be afraid to offer less than the asking price. If you’re buying several things, the manager may give you a break.”

If you live in the Northeast, here are maintenance jobs you should complete every fall and winter to prevent costly repairs and keep your home in top condition.

Certain home maintenance tasks should be completed each season to prevent structural damage, save energy, and keep all your home’s systems running properly. These maintenance tasks are most important for the Northeast in fall and winter. For a comprehensive list of tasks, refer to the to-do list to the right of this article.

As cold weather approaches in the Northeast, it’s important to prepare your home for freezing temperatures, ice, and snow, says Steve Gladstone of Stonehollow Home Inspections in Stamford, Conn.

Key maintenance tasks to perform

Clean your gutters. Leaving debris in your gutters is an invitation for trouble. Not only can it freeze and damage the gutters themselves, but it also can force freezing water up under your shingles and damage the roof. Gladstone says that many homes in the Northeast now have covered gutter systems, which fools many homeowners into thinking gutter cleaning is unnecessary. “Gutter covers keep leaves out,” he says, “but not fine organic material or grit from the roof.” It’s important to remove the covers and clean just as you would regular gutters.

Clean and put away lawn and garden equipment. Do a visual inspection of the yard to identify anything lying around — garden tools, hoses and nozzles, patio furniture and accessories — that might be damaged by snow and ice and should be brought in for the winter.

Run your lawn mower until the gas tank is empty; if you leave gas in the tank over the winter, it can degrade and lose some of its combustion ability. Worse, gas can react with the air in the tank and oxidize, forming deposits that affect the machine’s performance; worse still, moisture can condense inside the tank and cause rust that blocks the fuel lines.

If you know you’re going to leave gas in the tank over the winter, add a stabilizer to the last gallon you put in (mix it in the gas can, not the mower tank, so that you get the mixing ratio correct).

Disconnect hoses and winterize lawn irrigation systems. Leaving water in any exterior hoses or pipes can cause them to freeze and burst. If your exterior faucets aren’t self-draining, be sure to turn off the water manually at the shutoff valve inside the house so water doesn’t stand in the wall pipes.

If you have a lawn irrigation system, it’s important to make sure all the water has drained from the system before the first freeze. Depending on the type of system you’ve installed, this may require the assistance of a professional. A pro charges $50 to $150 to winterize an irrigation system.

Schedule a furnace tune-up. Follow your HVAC professional as he works and ask questions about what he’s doing, says Gladstone. The technician should be working his way through a checklist of items such as inspecting filters, checking the chimney exhaust, and examining the blower and fuel connections. Expect to pay $50 to $100 for a furnace tune-up.

Replace wicks and air filters in your humidifier. If you use a portable humidifier in winter to mitigate the drying effects of heating, start the season with fresh wicks—the small filters that absorb moisture from the reservoir; a fan directed at the wick dispenses the moisture into the air. Also check air filters, if your unit contains them (consult your owner’s manual). Replace wicks again in two to three months for a cost of about $15. It’s an absolute must to clean the humidifier every few weeks during winter to keep it free of mold, bacteria, and mineral deposits. Follow your manufacturer’s instructions.

However, Gladstone points out that “most homes are too wet.” Humidifiers may contribute to excess moisture that encourages the growth of mold and mildew. Use a humidifier only if necessary, and choose a single-room model so that you can check easily to see if the unit needs cleaning.

Protect your air conditioning unit. If your outdoor air conditioning unit is located under trees or under the drip line of the house where icicles and snow may fall, give it a little protection by placing a sheet of plywood over the top and draping a dropcloth over it. However, don’t create a fully enclosed space, as that can trap moisture and offer winter protection for rodents.

Close your storm windows. It’s a simple step, but an easy one to forget. Make sure the windows are shut properly so that the outer pane is up and the inner pane is down; this keeps rain and other forms of precipitation out.

Insulate pull-down staircases for attics. The openings that accommodate pull-down staircases can cause significant heat loss during winter. You can purchase an insulated cover for the opening, or for about $30 you can make a foam box yourself with duct tape, weatherstripping, and a piece of 2-inch-thick polystyrene foam; 2-inch foam has an insulating value of about R-10. “This simple step will pay for itself many times over,” Gladstone says.

“We recommend annual visits from an HVAC contractor each fall and spring,” says Richard Ciresi, owner of the Louisville Aire Serv franchise. In fall, the technician will clean and inspect the furnace blower, burners, and heat exchanger. In spring, he or she will clean indoor and outdoor condenser coils, verify refrigerant charge, and inspect wiring.

Here’s a list of maintenance tips to keep your heating and cooling system running efficiently and reliably:

  • Every 90 days, install a new one-inch pleated furnace filter. Families with shedding pets should replace the filter every month. Expect to pay $10 to $25 per filter.
  • Always maintain at least two feet of clearance around outdoor air conditioning units and heat pumps.
  • Weekly in summer, brush or blow off fallen debris from top and sides of outdoor air conditioning units and heat pumps. Do not allow the lawn mower to discharge grass clippings onto the unit.
  • Monthly, inspect insulation on refrigerant lines leading into house. Replace if missing or damaged.
  • Annually, ensure that outdoor air conditioning units and heat pumps are on firm and level ground or pads.
  • Annually in spring, pour a cup of bleach down the air conditioner condensate drain to prevent buildup of mold and algae, which can cause a clog.
  • In summer, shut off the water supply to the furnace humidifier. In fall, replace the humidifier wick filter, set the humidistat to between 35% and 40% relative humidity, and turn on the water supply.
  • Never close more than 20% of a home’s registers to avoid placing unnecessary strain on the HVAC system.
  • Each spring, wash and dry filters and vacuum condenser coils on all window air conditioning units placed into service.
  • Annually, replace the battery in your home’s carbon monoxide detector.
